Westgale Properties Sdn. Bhd. (the Group) is a property development company that also provides project management services. Since its establishment in 2001, the Group has completed numerous projects consisting mainly of apartments and bungalows. We are a dynamic company with a formidable and passionate project management team that works tirelessly to maximise productivity in order to deliver high quality products to our customers.

The Group marked a great milestone with the acquisition of 20 acres of land in Taman Universiti, Bangi with a project that involved four residential developments boasting a total of 1,200 units of apartments. Hijauan Heights, Bangi was the first phase that was launched in 2013 and comprised 300 units of
apartments on 5 acres of land. This phase was completed in year 2016 with 100% units sold. The project was fully self-funded without any financing from the Bank.

In 2016, Ever Land & Development Sdn Bhd., a subsidiary of the Group had launched Puncak Hijauan, which was Phase 2 of the project. Puncak Hijauan was completed in 2019 with the handing over of 296 apartment units. This project also achieved a remarkable 100% sales and was financed by Maybank with a total loan of RM20,000,000. The loan was fully settled and redeemed in the same year it was completed.

The Group continued its string of successes through the launching of Vista Hijauan in Taman Universiti, Bangi under E&D Asset Sdn Bhd in year 2019 with 300 units of apartments. The project achieved an impressive 97% sales as of March 2021 with the remaining 7 units placed under booking. Construction of the project has reached 35% completion overall and is estimated to be fully completed by Q3, 2022.

Angkasa Binaraya is our construction arm that had obtained its G7 license in September 2020. It is currently undertaking the Suasana Harmoni development, which is our Rumah Selangorku (RSKU) project comprising 188 units in Taman Universiti, Bangi. The license gives us leverage to undertake projects on a larger scale in the market including our own upcoming projects. This further demonstrates the Group’s plan for expansion moving forward.

Board Of Directors

Mr. Lau Ngee Chung is the founder of Westgale Properties Sdn. Bhd. and is responsible for the overall direction and management of the company and its subsidiaries. Apart from his management role he is constantly seeking premium development stocks and always embeds a cautiously optimistic view about the market in general.

He graduated in Sydney, Australia with a Bachelor of Art degree specialising in Information Technology; his specialty and experience in an I.T. firm abroad gave him the opportunity during the millennium period to secure large scale contracts from property developers – to implement broadband infrastructure to their housing projects. The close working relationship he had with developers equipped him with a wealth of knowledge and the skill sets needed to venture into property development.

His rapport with property developers provided him with the golden opportunity to embark on joint venture projects involved in building different types of properties. In 2001, he founded Ever Land & Development Sdn. Bhd. to manage and oversee his property related business.

Mr. Lau is a dedicated entrepreneur with more than 10 years of vast experience in property development. His passion and commitment in delivering quality projects will spur him on to build more successful projects and simultaneously lead the company to new heights.

Mr. Steve Lim joined Westgale Group on 1 February 2017 as Finance, Sales & Marketing Manager and was appointed as Director of Westgale Properties Sdn Bhd in March 2021. He began his career at Maybank as SME officer in year 2010, leaving as Business Development Manager of Maybank Jalan P. Ramlee Business Centre, Business Banking in year 2015. During the same year, he joint OCBC Mid Cap Corporate, Corporate & Commercial Banking as Senior Relationship Manager heading the team in various kinds of corporate credit facilities deal.

As the Group Finance, Sales & Marketing Manager, Mr. Steve Lim is responsible for the management of the Group’s financial position especially on funding preparation and to ensure the team consistently achieves its sales targets for several projects under the Group

Under his management, the Group managed to maintain satisfactory banking relationships with existing main bankers including Maybank and RHB, which had financed all the projects ranging from Phase 2 until Phase 5 under Rampai Pesona Sdn Bhd.

In addition, he has maintained a 100% sales record for both Puncak Hijauan and Vista Hijauan in Bangi. Such achievement has enabled the Group to look forward to creating another milestone by carrying more significant development in the Klang Valley.

Mr. Ngeoh Boon Hooi has a Diploma in Building Technology from Tunku Abdul Rahman College and is armed with more than 22 years of working experience in the construction and property development industry. He had held a senior post with an established developer and also was a director for a development company.

His major responsibilities include project planning, which begins from conceptual design, developing the layout plan and coordination work together with a team of consultants and liaising with all relevant Authorities for approval.

He is also responsible for the implementation and successful completion of projects within budget and schedule, controlling costs and achieving workmanship of the highest standards.

Mr. Ngeoh is a charismatic team player and possesses high degree of initiative and integrity. He is also a highly committed, motivated and dedicated individual who is able to multi-task and work independently.

He has a proven track record for various types of projects since year 1990 and his aim at Westgale Properties Sdn. Bhd. and its group of companies is to focus and achieve the company’s goals and expanding the business into regional market.

Mr. Vincent Lok holds a Bachelor in Business Administration from University of East London in 2004 and Diploma in Business Administration at Tunku Abdul Rahman College, in 2001.

He has a total 8 years experience in the banking industry from Mortgage Department to Commercial Banking Department. He started his role as Mortgage Sales Executive and as Team Sales Manager before embarking on a new path with Ever Land & Development Sdn. Bhd.

Apart from the banking industry, Mr. Lok also worked at an engineering firm for 2 years as Regional Sales Manager to oversee the Southeast Asian market. He focused on growth and expanding the customer base.

His major responsibilities at Westgale Properties Sdn. Bhd. involve all sales related tasks including meeting up with agents, overseeing the development of marketing literature, liaising with bank officers, lawyers and government authorities as well as keeping account of loan approvals and documentation pertaining to sales.

Westgale Properties Sdn Bhd objective thus far is to focus on affordable housing projects, predominantly in Bumi markets. More than 95% of the previous and current projects had attracted Bumi buyes from all the different states. The company strives for continuous improvement in upcoming projects and to emerge as reputable roperty developer primarily in Bumi markets, judging on its existing success in Bangi.
